Pre-Qualification Form

Before submitting a formal application, we offer a brief screening form to make sure we can approve you once you do formally apply.

Rental Qualifications
1) Income must be 3X monthly rent
2) Must have verifiable source of income or employment
3) Every adult must complete a (separate) application, with screening fee of approx $30 per person. (No fee associated with filling out this questionnaire.)
4) Credit score of 600 preferred. Negative credit history will impact approval.
5) No prior evictions
6) Criminal history will be considered on a case by case basis
7) Deposit must be paid within 48 hours of approved application
8) $500 refundable security deposit, and $125 cleaning fee must be paid upon contract signing.

9) First months rent (prorated if applicable) must be paid 1 week before move-in.

10) 1 month minimum rental period. (Note there are different rates for 1 month, 3 month, 6 month and 1 year minimums)
11) Non-smoking & no pets

If you meet all qualifications and are the best applicant, we will forward you the application link. There is a fee to apply, and we won’t ask you to apply unless the condo is available to rent and you are the next qualified candidate. (There is no fee for this questionnaire!)

You do need to pre-qualify in order to tour the building or unit.

Would you like to see the building before moving in? (Appt will be confirmed via email or text). It may not be possibl eto see the actual unit if it's occupied with a tenant as we value their privacy very much. But I'm happy to show you the building, amentities or possibly a different unit if open. If you'd like to see the building, please give me a few dates and times that work for you.(required)
